A ₦2 million annual budget can put a tenant within reach of a mini flat in Ketu or Alapere, or a two- or three-bedroom flat in parts of Mile 12, Ajegunle, Owode and Weighbridge.

Across Kosofe and surrounding communities, the choice of location makes a substantial difference to what residents can afford. The comparison extends from single rooms costing hundreds of thousands of naira annually to family flats requiring several million.

Local rental figures compiled by Kosofe Inside Out correspondent Olawale Ibrahim, show the following ranges as of October 18, 2026.

All figures are annual rents unless marked monthly. Two- and three-bedroom flats are grouped in the local breakdown. These broad ranges do not cover every estate, street or property.

What ₦1.5 million can cover

A ₦1.5 million budget sits at the upper end of the self-contained room range in Ketu and Alapere. It also reaches the starting point for mini flats in those communities and for two- or three-bedroom flats in the Oworonshoki and Gbagada group.

For residents seeking an ordinary room and parlour, the reported annual range is ₦400,000–₦600,000 in Ketu, Alapere, Ojota, Ogudu and Maryland. It falls to ₦350,000–₦500,000 in Oworonshoki and Gbagada, and ₦300,000–₦400,000 in the Mile 12, Ajegunle, Owode and Weighbridge group.

The overlapping bands give households room to compare locations, although the condition and facilities of individual homes remain important.

Magodo, Ogudu GRA, Jubilee, Mende, Anthony, Medina estate properties

Specific estates and developments can carry asking rents above the broader neighbourhood bands.

In Magodo Phase 1, selected two-bedroom flats carry annual asking rents of ₦2.5 million–₦7 million, while three-bedroom examples fall between ₦6 million and ₦8 million. Phase 2 examples include a two-bedroom flat at ₦6 million, a mini flat at ₦3 million and three-bedroom flats at ₦8 million–₦9 million.

In Ogudu GRA, Gbagada, Mende and Magodo phase 2, selected two-bedroom flats are priced at ₦6 million–₦6.5 million annually, with a three-bedroom example at ₦8 million. In Ogudu Ori-Oke, two-bedroom examples fall between ₦3 million and ₦3.5 million, while mini flats carry asking rents of ₦2 million–₦2.5 million.

Ifako examples include a two-bedroom flat at ₦4.5 million annually, a mini flat on Alfa Sunny Street at ₦2.2 million and a self-contained room ₦1.2 million.

In Shangisha, selected two-bedroom flats carry asking rents of ₦2.5 million–₦5.5 million annually, with mini flats at ₦2.5 million–₦3 million. Ikosi examples include two-bedroom flats at ₦4 million–₦4.5 million and three-bedroom flats at ₦3.8 million–₦4 million. These property-specific examples are not fixed rates for every home in the named locations.

Budget beyond the annual rent

The amount required to secure a property can exceed its annual rent.

One two-bedroom property in Ikosi GRA carries a ₦4.5 million annual rent and a total move-in bill of ₦6.07 million. The additional ₦1.57 million covers agency and legal fees, a refundable deposit, service charge and an agreement form. Those charges apply to that particular property.

An Ogudu GRA two-bedroom property priced at ₦6.5 million annually requires two years’ rent upfront, taking the rent payment alone to ₦13 million before other charges.

Residents should therefore request the full payment breakdown, including the number of years required, before deciding whether a home fits their budget.

The trade-offs behind a lower price

Ibrahim identified waterlogging and concerns about flooding as factors behind lower apartment rents in parts of Ajegunle, Owode and Weighbridge. Conditions differ by street and property, so that explanation should not be applied to every home in those communities.

Prospective tenants should inspect drainage, ask neighbours about flood history and check water supply, access and maintenance arrangements.

The same budget may secure more space elsewhere. Whether that makes it a better home depends on the exact property, the household’s daily journeys and the full cost of moving in.
